Lafayette’s real estate market in Summer 2026 continues to demonstrate the kind of strength and resilience that has defined this community for years. Despite broader economic headwinds affecting other markets across the country, Lafayette remains firmly a seller’s market — and for good reason.
Where Prices Stand Today
Median home prices in Lafayette are holding in the $1.5 million to $2.1 million range, with significant variation depending on location, lot size, and school district proximity. Homes in the flatlands near the BART station and downtown corridor tend to transact at the lower end of that range, while hillside properties with panoramic views and larger lots regularly push well above $2 million.
What’s notable heading into Summer 2026 is that prices have held firm even as transaction volume has moderated slightly from the frenzied pace of 2024 and early 2025. This is not a market cooling — it’s a market normalizing at a high level. Well-priced, well-presented homes are still receiving multiple offers.
The Inventory Story
Inventory remains the defining constraint in Lafayette. The number of active listings at any given moment is historically low, and new sellers have been hesitant to list — in part because many homeowners locked in favorable mortgage rates in prior years and are in no rush to sell. Lafayette’s location within the Acalanes Union High School District continues to be its most powerful value driver. Acalanes, Campolindo, and Las Lomas high schools consistently rank among California’s top public schools, and buyers who can distinguish between attendance boundaries pay close attention. Homes in the Campolindo attendance area, in particular, carry a premium that has remained durable through multiple market cycles.

If you’re planning to buy in Lafayette, preparation is everything. Get fully pre-approved — not just pre-qualified — before you begin touring homes. Work with an agent who has active relationships with listing agents in the area. When the right home comes along, you will likely have days, not weeks, to make a decision.
